We do not accommodate children under 12 years old.

Please note that you should make us aware at reservation that you are walking and discuss any luggage transfer arragements we no loger accept luggage transfer by Sherpavan. All transfers should be at agreed times by taxi

We cannot accommodate cycles or motorcyles on the property

Unfortunately we do not have the facilities to accommodate pets

Strictly no smoking within the house; however you are welcome to use the facilities on the patio.

Disabled Access
Unfortunately, due to its age, Rosslyn House cannot accommodate wheelchairs. The rooms are spread over 4 floors and we do not have a lift.

Check In & Check Out Times
Check in is between 3.00pm and 6.00pm unless otherwise arranged. We will be pleased to check you in, provide a parking permit and take your luggage prior to 12.00pm, but you may not be able to access your room until we have finished servicing the accommodation . We  ask that you check out by 10.00am please.

Other Policies

If reservations are cancelled up to 14 days before date of arrival, any deposit  refunded will be less an administration fee of £2.00. If cancelled within 14 days of day of arrival, or in the case of a no-show, the deposit will be non-refundable. 

Payment Details
For all bookings we require credit/debit card details to guarantee payment and a deposit equal to one nights accommodation is immediately charged to your card. We will send you an email confirming the booking. We accept a range of payment cards but we are unable to accept AMEX or Diners Club cards. Prices are per room per night and include Full English breakfast and all taxes.

In the unlikely event of your booking being cancelled or curtailed, we are entitled by law to charge for booked accommodation not taken up. If cancellation occurs within 7 days prior to arrival a cancellation fee of 100% of the deposit will be incurred.  We recommend all our guests  insure against cancellation. 

We will only cancel your booking if your accommodation is unavailable for reasons beyond our control. We will attempt to offer you alternative accommodation, however if this is not possible or is unacceptable to you we will refund your deposit in full. No liability on our part will extend beyond this refund.

Arrival & Departure
Your accommodation is available to you from 3.00pm on the day of arrival, unless otherwise arranged. The balance of your account for the accommodation is payable upon arrival. 
Please vacate your accommodation by 10.00am on the day of departure, unless otherwise arranged. Check in is 3.00pm to 6.00pm unless otherwise agreed.


We do not accept liability for damage, loss or injury to any member of your party or any possessions, unless proven to be caused by a negligent act by ourselves.

Valuables left in your room are at your own risk. We cannot provide secure storage for these items.

Data Protection

Any personal identifiable data gathered during the course of your booking will be held securely as prescribed by the Data Protection Act.
